Most of your clients are buying a home, and none of this applies to them. For the ones who are buying to rent out, there is one thing worth knowing, and almost nobody tells them.
Most agencies hold rent in the trust account and pay the owner once a month, on a set day. KPR Property Management does not run a month end cycle at all. As the tenant pays, it goes straight back out.
- Interest is charged on what is owing that day. So rent that reaches the loan or the offset today, rather than at the end of the month, is money your client is not borrowing for those days in between. Every month, for the life of the loan.
- Bills are paid on their due date, automatically, rather than when someone gets to a payment run. Late fees on rates, water and levies simply do not arise.
