Tenanted or vacant? Different markets have different buyers

Whether to sell with the tenant in place or with vacant possession is the first decision, and the answer sits in the market your property is in, because different markets have different buyers. In Perth under $850,000, which covers most established apartments, villas and townhouses, the buyers are overwhelmingly owner-occupiers, many of them first home buyers, and they need to move in, so a fixed lease can shrink the buyer pool and cost a seller tens of thousands of dollars. In markets where investors buy, a reliable tenant already paying rent is part of the value, and our buyer database includes investors who look for exactly that.

There are practical ways through it. If the lease is close to its end, we time the campaign so the buyer can settle with vacant possession. Mid-lease, some sellers negotiate an early end to the lease with the tenant, usually with an incentive, and sell the property vacant. And when an investor is the right buyer, selling subject to the lease keeps the rent flowing right up to settlement.
