Strata Information Pack

Landgate's approved form, filled in from the pack: strata company, manager, lot and plan, attachments ticked with page references, and the year's contributions and instalments calculated. Add the seller's details, check it, and give it to the buyer before they sign.

REIWA member? Upload your agency's blank REIWA disclosure form once, in your agency settings beside your logo and colours. Every pack after that comes out with the REIWA form filled in instead of Landgate's. It's optional, and you can change or remove it any time.

Every strata pack comes with a private advice sheet for the listing agent and principal, in your branding. It checks the pack against what the seller must disclose under section 156 of the Strata Titles Act, explains what each gap would mean for the buyer's right to delay settlement or walk away, and reads the reserve fund against the 10 year plan.

Missing documents, named

Every item the seller must give before the buyer signs, marked in the pack, missing or to check, with the section of the Act and what to do about it.

What a gap does to the contract

Postponing settlement (s. 158), ending the contract (s. 159), notifiable variations after signing (ss. 157 to 162), and why none of it can be signed away (s. 165).

The money, worked through

The reserve fund, the reserve levy and the 10 year plan year by year: the lowest point, the biggest year, and whether today's levies pay for the plan. For the scheme and for the lot.

Will KPR's name or logo appear anywhere on the pack?

No. The pack carries only your agency's branding: your logo, colours, agency name and agent, with a statement that your agency prepared it. KPR is not named anywhere in it, including the file names, which use the property address and your agency's name, for example 7-21-Sample-Street_Larkspur-and-Vale_Strata-Information-Pack_261008.pdf.

Who owns the pack?

Your agency does. Once it's built, the pack is yours to keep, change, add your own pages to and reuse as you wish. Documents inside it, such as Landgate plans and strata manager reports, stay subject to their own owners' terms.

Does the disclosure statement still need checking?

Yes, but checking is all it needs. Everything the documents can answer is filled in, including the year's contributions, instalments and due dates, with page references to the pack. Add the seller's details, check it against the disclosure details sheet, then give it to the buyer before they sign the contract.

We use the REIWA disclosure statement. Can it be filled in instead?

Yes. If you're a REIWA member, upload your agency's blank REIWA disclosure form once in your agency settings. From then on, every pack anyone at your agency builds comes out with the REIWA form filled in. It's optional, and you can replace or remove it whenever you like. Without it, the builder fills Landgate's approved form. Either way you also get the disclosure details sheet, with every answer and figure and the pack page it comes from.

Who prepares the pack, and how accurate is it?

Your agency does, using KPR's builder. The pack says it was prepared by your agency from documents your agency supplied. Figures and dates are read for you, but nothing reads every document perfectly, so treat it the way you would a pack your admin team put together: proofread every page before it goes to a buyer.

How do we charge it to the seller?

Pay by card when you build. Stripe issues a tax invoice that names the property, so you can add it to the seller's marketing costs like any other campaign item.

Can I change the pack once it is built?

Yes. You download the PDF and it is yours: add pages, take pages out, change figures or notes, or combine it with your own material in any PDF editor.

Do I need every document before I start?

No. Build with what you have. Anything still to come shows as TBA, or you can leave it out, and the pack page gives you the request to send the seller or strata manager.

The AGM has just been held, but the minutes aren't out yet. Now what?

Build with the current minutes and add the notice of meeting. The proposed levies appear on the cover beside the current ones. When the minutes arrive, remove the notice, update the figures and rebuild free within 60 days.

Can the rest of my team use it?

Yes. Anyone who signs in with your agency email address shares your agency's packs, logo and colours, and can add documents or change figures.

What happens to the documents we upload?

They are kept in KPR's document library, filed by property address, as set out in the terms of use. That is how your agency can reuse a document it already has for another lot in the same scheme. Other agencies' documents are never shown to you, and yours are never shown to them.

Does it work on a phone?

Yes. Photograph a paper document page by page, or choose files, and the pages go straight into the pack.
