  • Can I sell a property with tenants in place?

    Yes, you can, but whether you should depends on the market your property is in, because different markets have different buyers. In Perth under $850,000, most buyers are owner-occupiers, many of them first home buyers, and they need to move in. In markets where investors buy, a property with reliable rent already in place can be worth more to them. A fixed lease can shrink your buyer pool and cost a seller tens of thousands of dollars.

    There are ways through it. If the lease is close to its end, we time the campaign so the buyer can settle with vacant possession. Some sellers negotiate an early end to the lease with the tenant, usually with an incentive, and sell the property vacant. And selling subject to the lease still makes sense when an investor is the right buyer for that property.
