What a salesperson has behind them at KPR, including an app on the drawing board

A listing presentation is only as strong as the machinery behind it. This post sets out what actually sits behind a KPR campaign, because it is the same list we show a seller across the boardroom table, and it is the honest answer to the question good salespeople ask before they move: what would I be working with?

A buyer database that does the first week’s work

KPR maintains a database of more than 8,000 strata buyers, updated every week by a dedicated data manager. Every Friday it receives an email campaign carrying our listings. Because we concentrate on one kind of property, a qualified buyer rarely fits only one listing. The buyer who missed a two-bedroom villa in Bedford last month is the underbidder your Maylands unit needs this month. That recycling of buyer interest is why our campaigns can produce offers in the first week rather than the fourth.

Offers ranked in the open

Offers run through Openn, so buyers can see where they stand and sellers can watch their result build in real time. A salesperson spends less time being accused of inventing competing offers, because the competition is visible.

Marketing the seller never pays for

Every KPR campaign carries a professional marketing package worth over $3,000, paid by KPR in full. Professional photography, advertising across realestate.com.au, domain.com.au, reiwa.com, and the smaller niche property websites, and the information pack that answers every enquiry. The seller is never charged for it, whether the property sells or not. For the salesperson, that removes the hardest conversation in the industry, the one where you ask someone to spend thousands before anything has happened.

Technology that answers at 11pm, people who negotiate at the table

Every enquiry on a KPR listing is answered within three minutes, day or night, with a full information pack, so no buyer is left waiting until someone reaches a desk in the morning. We use artificial intelligence where it makes a campaign better, in the advertising copy and in cleaning up photography. Advice, pricing, home opens, and negotiation stay with people. No software has ever talked a buyer up to their limit.

The small things are covered too

Some of the machinery is small enough to miss, and it still matters at the table. KPR pays for the searches a buyer needs, the strata plan and every by-law, which in a heavily by-lawed scheme can run to several hundred dollars, and the seller is never billed for them. Every home open is attended by two of us, so no buyer walks through without attention. Every listing gets its own printed brochure, designed and printed in-house and handed to every buyer at the open. And when a vacant room needs furniture, virtual staging is included, with the photography handled by our own photographer.

What is coming next

Two things show where this is heading. The first is already live: sellers now book their campaign week on our website, three campaign spaces per salesperson per week, which we wrote about separately. The second is in concept now: a KPR app for buyers and sellers, being designed to bring the same thinking to the other side of the transaction. We would rather build the tools than wait for the industry to hand them to us.
