The marketing conversation we never have with sellers

There is a moment in most listing presentations across Perth where the tone changes. The salesperson has talked about the property, the market and the method, and now has to ask the seller for several thousand dollars of marketing money before anything has happened. Some sellers pay it. Some negotiate it. Some quietly list with whoever asked for less, which is rarely the same thing as whoever would sell it best.

We removed the moment

Every KPR campaign carries a complimentary marketing package worth over $3,000, paid by KPR in full. The seller is never charged for it, whether the property sells or not. It is not deducted at settlement and it is not recovered through the fee. The marketing is simply free.

Professional photography is on every listing without exception, because a campaign built on phone photos looks cheap before a single buyer walks through. Listings go to realestate.com.au, domain.com.au, reiwa.com and a spread of smaller niche property websites, and every enquiry is answered within three minutes, day or night, with a full information pack.

The package runs deeper than the advertising. It covers virtual staging where a vacant room needs it, a professional floor plan, Openn campaign management, an extra large for sale sign, a printed brochure handed to every buyer at the open, and the searches a buyer needs, the strata plan and the by-laws, which in a heavily by-lawed scheme can run to several hundred dollars. KPR pays for all of it, and the seller is never billed for a search or a document.

The selling fee is separate, and it carries its own promise: it is paid at settlement, and if the property does not sell, nothing is payable.

What this does for the salesperson

The hardest ask in the industry is gone from your listing presentation. You walk into every appointment able to say the marketing is covered, the photography will be professional, and the seller risks nothing by starting. Appraisal appointments convert differently when the first thing you remove is the seller’s downside.

It also changes who you win. A seller who chooses you because you asked for the least marketing money was never choosing you. A seller who chooses you because the offer is complete is a client.
