    Why it works this way

    Every buyer in the market looks at your property once

    When your property comes to market, every buyer who is actively looking has their eyes on it. That first week is the biggest audience your property will ever have, and you only get it once.

    They arrive with a number in their head

    Any buyer walking into your home open is thinking one of two things. Either this is better than I expected for the money, or this is not as good as I expected. That reaction has almost nothing to do with how good your property is. It is about the price you attached to it.

    Disappointed buyers do not come back

    Price it above the evidence and buyers arrive expecting more than the property can give them. They leave disappointed, and a disappointed buyer does not make an offer, does not tell their friends, and does not return when you drop the price later.

    Excited buyers compete

    Price it to the evidence and the same property becomes the best thing that buyer has seen in weeks at that money. They offer. So does someone else. Competition, not the asking price, is what lifts the final number.

    In the game we hand you the value. In real life someone has to find the comparable sales, and then work out honestly how your property differs from them. That is what an appraisal is. No cost, no obligation, and no pressure to list.

    Please read this. The properties here are invented, and so are their levies, tenants and styling costs, apart from the styling package prices which are our stylist’s published rates. They are not real KPR listings and the model behind the campaign is deliberately simple, not a forecast, a valuation, or advice. The photographs are from our own library and show real Perth properties, used only to give you a sense of the type of property. They are not the properties in the game, and none of the sales described here are theirs. One exception on the sales: the comparable sales in the Ellenbrook situations are real, five four-bedroom houses sold in Ellenbrook in the two months to August 2026, taken from public sold records and shown without their addresses. They were not all on one street, and we group them as though they were only to make the exercise readable. Please do not make a decision about selling on the strength of a game. Speak to us, or to another agent, and get a proper appraisal built on real evidence.
