High Recommendation AGAIN!


I have used James to sell property in good times & in bad with excellent results, regardless of the market trend. Despite working for a flat fee James negotiates tirelessly to get the maximum sale price & he does so in the minimum time. 

He sold his first property for me at an evening ‘sneak peek’ midweek when there was a major sporting event on (seven offers written up, lowest being a cash offer for asking). That just blew me away, as I was dreading weeks of 'Home Opens’, & the price he achieved exceeded all my expectations.  Two neighbours in the same complex sold around the same time but they used other agents.  Their properties were on the market for weeks & they eventually sold for over 30k less than mine, despite being end villas with renovations & massive courtyards.  That just goes to show how much influence an agent has on speed of sale & final sale price by utilising targeted marketing strategies.

Needing to sell my mother’s property in the challenging market of Covid-19 restrictions I didn’t hesitate to contact James.  He was upfront & honest about what we could hope to get & worked swiftly to start marketing the property with signage & professional photography/virtual furniture/floor plans, all at no cost to me. The property was listed online April 1st (just 48 hours after the photographer had visited the site) & James wrote up a cash offer just 11 days later. It was the Easter weekend & he could have sat back with a wine & relaxed but instead he worked the phone, negotiating extra dollars on a low offer to bring it in line with, and then exceed, my expectations.

Throughout he kept communicating with me so I knew exactly what was going on.  

I would never use another agent for this sector.  James knows this market.  He is transparent about his marketing process, a system he devised from years of successfully working the strata sector.  It works.

Furthermore he is passionate about selling property.  He lists your property at no cost, which means no risk for you but also reflects his confidence in his ability to sell the property.  He works for a flat fee but has the drive of a commission agent, he is genuinely motivated to get the maximum possible price for the seller as a matter of personal pride, not personal gain.

I cannot recommend James highly enough.  I recommended him to my neighbours, they chose not to use my recommendation & it cost them dearly, in a good market.  In the current situation, a truly terrible market, James really proved his worth.  He delivered the goods, with no hassle, in an extremely stressful period. I am very grateful, thank you James.
